Glen Atholl is divided by the highway, with Glen Atholl on the Sandton side of Joburg and Glen Atholl Ext 1 neighbouring Bramley North and Bramley Park. Gerald Harris of Vered Estates says the two portions of the neighbourhood may have existed as a continuous whole before the freeway was built.

“Both areas are hidden gems, with upmarket properties at attractive prices.” Glen Atholl has spacious stands fetching good prices, says Harris. Many stands are 1 487m² with bigger stands measuring 2 000m² also found.

“The houses coming off Greystone Drive are solid and older brick properties.” Glen Atholl Ext 1 is in a boomed area on Homestead Road off Corlett Drive and comprises predominantly sectional title and cluster-type dwellings. There are also upmarket developments such as Homestead Manor, with its own security in an already boomed area, and simplexes with garages. The area also offers smaller, more affordable two-bedroom townhouses.

“Popular sectional titles can be purchased for R1.2 million for a two-bedroom apartment and clusters are achieving prices of more than R2m.” Harris says The Palisades is another sought-after address.

This has 24 upmarket units in a well-secured environment. Harris has witnessed the demographics change over the past few years, with families who have lived in the area for many years moving to retirement villages.

Taking their place are mostly middle-aged buyers. Statistics from Lightstone show property owners aged between 36 and 49 comprise the bulk of stable homeowners in the suburb. The area is favoured for being well-situated in the northern suburbs, given its proximity to the Sandton CBD and Melrose Arch.

“Glen Atholl makes good sense for investment for buyers wanting to reside or lease their property,” says Harris.

This is especially so as the neighbourhood is also close to Rosebank, which links it easily to both the Rosebank commercial district and its bigger Sandton counterpart and its large corporate base and business hub.

The neighbourhood is also home to institutions such as the Damelin Bramley Campus in Bramley North, with lots of shopping and service centres and corporate offices.

There is a selection of restaurants for a lively social life. “The good access to highways is a strong sales point. Glen Atholl is extremely well-serviced by arterial routes and feeder routes to make for easier access and mobility.

“Security is also good. Companies such as CAP conduct frequent patrols for the safety of residents as well as others helping to make the area safe,” says Harris. Properties in Bramley North are slightly more affordable than those in Glen Atholl.
