Good security is priceless in the South African realty market and if any evidence is needed to prove that truism then Montana Tuine would be a classic example.

Just Imagine Properties managing director Theo Erasmus and area agent specialist Pierre Mouton have been working in Montana Tuine for long enough to know.

They say the typical security estate lifestyle in the area is one of the reasons it continues to perform consistently.

“There are two main streams of property in Montana Tuine.

"These are retirement estates and typical security estates that include a couple of townhouses and sectional apartment buildings for rent,” says Erasmus.

Indeed Montana Tuine has become the retirement venue of choice of many as the neighbourhood has estates for the elderly including Bougainvillea Retirement Village, Montana Retirement Village and Twee Riviere Retirement Village.

Mouton says: “Retirement estates are a niche market and there will always be good movement in this sector as there are a number of secure villages suitably tailored to the needs of the elderly.”

The market stock includes exclusive estates aimed at high-income earners such as Zambezi Country Estate, middle income-friendly developments like Bougainvillea Estates, as well as entry-level rental security complexes and townhouses suited to the younger resident.

“You can buy property from R900000 to R9million as there is a range from entry-level to exclusive properties,” says Mouton.

Adds Erasmus: “In terms of movement, the R900000 to R1.3m segment has been quite active. There’s also movement in the higher segment. People buy because of the security.”

Erasmus observes that the current buyers' market makes it a good time to invest in the area as value for money is assured.

“Property has appreciated over the years and now is the right time to buy."

There are a few vacant plots available that can be developed into commercial properties or stack-type residential complexes.

One residential complex suitable for letting is being developed in the neighbourhood, says Mouton.

Renovation work is also in progress at the popular Bougainvillea Retirement Village, he adds.

Erasmus places the average sale period in the area at between three and six months and attributes the area’s general appeal to relatively low crime levels and an abundance of essential amenities such as shopping malls and good schools.

The local Kolonnade Shopping Centre offers an eclectic range of services, across shopping, eating out and entertainment.

Montana Tuine is serviced by numerous routes and is close to highways such as the N1 and N4 for easy access to a variety of destinations in Gauteng and beyond.

Potential buyers shold take a look at Montana Park or Montana should one fail to find something to their liking in Montana Tuine doesn't suit.

Montana Tuine is a small, close-knit community where people look out for one another. There’s a sub-tropical climate on our side of the mountain. Another positive is that crime is low.
