It is possible to live out a meaningful existence in Winternest AH for the rest of one’s life.
This Pretoria North suburb is home to the Akasia licensing department, a regional home affairs department, a Tshwane Metro Police department and a shopping centre where one can find a variety of services, including a petrol service station and attorneys.
“Station Square Akasia on Daan de Wet Nel Drive has lots of essential and supplementary services,” says Seeff Pretoria North (Jacaranda) principal Peter Mokwana, who believes Winternest has been overlooked despite its many positive attributes.

“Winternest remains a relatively unknown suburb and yet it has so much to offer in value.”
What distinguishes this suburb is that the stands are relatively big as a result of its history as a former farming area, says Mokwana.
Any neighbourhood which offers stands averaging 5000m² or more is a rarity as most urban suburbs peak at around 2000m², he says.
In addition to that, Winternest wins buck for buck when one factors in the inherent value for money. Where else would one find a one hectare developed property for R2.7million, or a vacant plot measuring 5000m² for R850000?
Mokwana contends that the lifestyle consideration is uppermost in the minds of those who contemplate getting a residential freehold home here.
Such buyers normally do so to indulge their renovation urge and introduce improvements such as installing large swimming pools, putting up gazebos or even drilling a borehole.
The resale potential is also very high, says Mokwana.
On the other hand, some investors are electing to buy property in the thriving sectional titles market, largely consisting of townhouses and apartment blocks, in order to service a growing demand for accommodation close to workplaces, schools, tertiary institutions, routes and shopping centres.
“Winternest is strategically located adjacent to the Rosslyn industrial area, is within a short distance of Wonderpark Shopping Centre and is easily accessible from all directions.
“It is key factors such as these that prospective buyers and investors look for, and that make Winternest one of the most attractive addresses in the north of Pretoria,” says Mokwana.
Although sales of stand-alone freeholds were down in the last quarter of 2019, there has been a notable and steady increase in townhouse and sectional title sales, according to Mokwana.
“Prices are still very competitive in Winternest, starting from around R480000 for a two-bedroom townhouse, which is affordable for most first-time home buyers,” observes Mokwana.
Winternest is also in the same neighbourhood as some of the more famous suburbs of Pretoria North.
“It is very quiet neighbourhood, surrounded by Clarina and Heatherview, and with Karenpark also fairly close.”
Properties in Akasia Golf Course are more expensive.
